Derby's houses skew older than a lot of what we see closer to Arvada. The median build year here sits around 1958, almost two decades ahead of the wider service area's 1977 median. That gap matters more than it sounds like it should. A door installed in 1958 or shortly after was built for a different set of expectations than one installed in 1985 - lighter panels, different track widths, hardware that was never designed to carry a modern insulated door or a heavy-duty opener bolted on later by a previous owner. We see this pattern across a lot of the older pockets in this part of the metro, but Derby is on the early end of it.
