Old Streets and New Ones
North Washington isn't a new subdivision. The typical house here went up around 1958, which puts it almost two decades ahead of the median build year across the rest of our coverage area (1977). That gap matters more than it sounds like it should. A door installed on a house built in the late 1950s was very likely upgraded at least once already, sometimes with hardware that doesn't match what came stock, and sometimes with a replacement door hung on the original framing without anyone squaring up the track to it. We see both patterns out here. It's a small pocket, too, somewhere around 183 households, so the housing isn't uniform in the way a big postwar tract would be. You get older single doors next to newer double replacements on the same block, which means two houses that look similar from the street can need completely different parts.
Where We Stop
We run out of Arvada, about nine miles from North Washington, and this is one of the stops on our regular route rather than a separate branch. Depending on the job order that day we're often passing near Federal Heights, Twin Lakes, or Welby, all within a mile or two of the same distance band, so getting to North Washington doesn't mean routing a truck out of its way. We don't keep a depot here and we won't tell you otherwise. What we do is treat this area as part of the normal coverage, not an add-on, which is why a tech coming from a Derby or North Washington call the same morning isn't unusual.
How That Shows Up in the Door
The climate band this area sits in is classified cold and severe, and on a house from 1958 that combination tends to hit the same few parts first: torsion springs that have hardened and lost tension over decades of freeze-thaw cycling, tracks that were never insulated or sealed against the gap between old framing and newer weatherstripping, and rollers that were metal to begin with and never upgraded to nylon. We're not going to tell you every 1958 door needs full replacement - plenty just need a spring swap or a track realignment - but if the panel itself is the original steel from that era, repair parts get hard to source and replacement usually makes more financial sense than chasing discontinued hardware.
